It’s never too late to hear a director yell “Cut.”

He sits just beyond the bright lights of a movie set. The director has just called “Cut,” and he’s dripping in sweat, thinking, What have I gotten myself into?!

But to understand how he got here, the story needs to rewind.

Years earlier, in his late thirties Charlie Winfree had a simple thought cross his mind: What if I auditioned for a musical? He had no experience—only a deep love of attending theater and a curiosity about what it might feel like to be on stage. So, just before turning 40, he auditioned for Man of La Mancha at Country Playhouse in Houston.

The audition required a song and a monologue. A few days later, the director called to offer him a role in the ensemble. The first step was looking up what “ensemble” meant: background prisoner, group numbers, lots of stage time. Perfect.

Opening night is forever etched in his memory. Standing behind the curtain as the orchestra began “To Dream the Impossible Dream,” tears welled up. As the curtain prepared to rise and the music filled his bones, one thought echoed: This is real. I actually did it.

He was hooked.

The director went on to cast him in two more productions—The Man Who Came to Dinner and She Loves Me. In She Loves Me, Winfree landed a co-starring role complete with solo musical numbers—the whole deal. But theater is demanding: months of rehearsals followed by an intense show week. Eventually, life stepped in, time moved on, and that chapter quietly closed. Still, it was a great one.

Then came the fast forward.

Now 62, that familiar urge returned—the need to do something creative. Why not commercials, movies, or television? There were no fantasies of stardom, just the idea of a fun, engaging hobby in his golden years.

Winfree began searching online and discovered a website called Backstage. Listings ranged from background work on Yellowstone and Landman to Broadway features and local commercials. Then he spotted it: a short film shooting not far from him, looking for talent.

Just like 23 years earlier, the thought returned: Why not?

Click. Click. Boom. He submitted his information—no résumé, no professional headshot. Just a few phone photos and a short list of theater credits from two decades earlier.

Two weeks passed. Then an email arrived from the producer, inviting him to audition on location the following week. Dialogue was attached. When the day came, nerves were high—but the producer was gracious. The audition was brief, and he was told he did great.

A few days later, another email arrived. He didn’t get the part—but maybe something down the road.

Bummer.

Then, a week later, another message appeared. He opened it to find that another actor had dropped out, and they wanted him for a role central to the plot.

Yes. Yes. Yes.

The Setting

Rocin High School. Home of the Fighting Brahma Bulls.

The film is set in a fictional Texas high school in the 1970s and centers on the coaching staff—their triumphs, struggles, and lives both on and off campus. He plays the agriculture teacher who does not get along with the coaches. At all.

Think Ted Lasso—but 1970s small-town Texas.

Day One

His first day on set was both eye-opening and exhilarating. The scene took place in the school parking lot. His character had hit one of the coaches—and his car. The confrontation unfolded at the hood, surrounded by staff and faculty.

Looking around, he felt the same realization he had years earlier when the theater curtain first rose: I did it.

A director calling “Action!” and “Cut!” Boom mics overhead. Cameras everywhere. Makeup artists rushing in for touch-ups. This was real movie-making.

Day Two

That’s where he is now—dripping in sweat.

He has just finished 13 takes in a boxing ring with stunt coordinators, throwing punches, taking hits, and falling onto mats hidden from the camera. It’s a true art form—and exhausting.

There’s no time to reflect. He has to change costumes immediately for the next scene: singing and playing guitar in the faculty talent show.

Time is money. Movie-making, baby—and he loves every minute of it.

What’s Next

The project will appear in film festivals this spring, with hopes of being shopped to major streaming platforms as a series. He appears in Season 1, Episode 2. If it isn’t picked up, it will live online somewhere.

Either way, his résumé grows.

He worked alongside SAG actors, many with management agencies. He made friends. He made connections. And he took another step into a world he never imagined entering at this stage of life.

So what’s next?

“Wherever the journey leads.

It’s never too late. The time is now. All it takes is that first step”, according to the aspiring actor.

As the heartbeat of the Heights in Houston, 19th Street boasts unique boutiques, bountiful bites, and its own unique charm. 

“19th Street is more than just a shopping destination; it’s a community where history, culture, and creativity converge,” said Coryne Rich, Secretary of the Houston Heights Merchant’s Association. “Whether you’re seeking unique gifts, delectable eats, or a stroll through history, 19th Street offers an experience that’s authentically Houston.” 

Founded in 1891 as one of Houston’s earliest planned communities, historic 19th Street in the Heights offered early residents a cleaner, higher-elevation alternative to the swampy downtown of the city in its earliest form. Designed to be a “streetcar suburb”, the neighborhood was built to be close to the electric streetcars that helped broaden Houston’s horizons and arrived the same year that 19th Street was founded. Thanks to the streetcars along with some ingenuity, the Heights quickly became a haven for middle-class families, artists, and entrepreneurs.

Prior to electric streetcars, mule-drawn streetcars could be seen on early Houston streets, but the arrival of the electric streetcar helped connect the newly formed Houston Heights neighborhood to other areas such as downtown and the commercial districts. The Houston Heights Street Railway Company, founded by the developers of the Heights, began operating electric trolleys to and from downtown around 1892–1893. This connection was crucial in marketing the Heights as a healthy, elevated, and modern place to live—perfect for families who still needed to get to work in the city.

At its peak, Houston’s streetcar system boasted more than 70 miles of track and gave people freedom to live farther from the dense, industrial core of the city while still staying connected. In the Heights, that convenience helped build a strong, self-sufficient community with its own schools, shops, and character. 19th Street served as the commercial heartbeat of the neighborhood. Early Heights residents ambled down 19th Street to gather, shop, dine, and bank. Thanks to historical preservation efforts, some of the original buildings from the early 1900s still stand today, and these preserved facades and brick-lined sidewalks tell a story of a community that values its roots even as it evolves.

The Heights is known for its fiercely independent spirit, and 19th Street is representative of that essence. For almost half a century Rudyard’s (2010 Waugh Drive) has been known as the Living Room of Montrose.

“It’s a fun vibe, good people watching, with the comedy show upstairs, and the food is always good and better than most bar food,” says customer Liz Gorman Jones.

They also have trivia nights, bingo, darts, karaoke, and open mic poetry nights. The above-pub grub includes some with Tex-Mex flair and the bar serves an impressive array of brews on draft. Bring your pooch by and grab a table on the porch because when it comes to the pub life, it doesn’t get any more traditional than this. Think of it as a British pub in Texas. 

Pubs, short for public houses, came over from England during Colonial times. The difference between a pub and a bar, originally, was that pubs offered food while bars didn’t. But today the lines have blurred between pubs, taverns, and bars. 

Now if you’re looking for an authentic British-style pub in Houston, one of the oldest is Red Lion Pub (2316 S. Shepherd Dr.) in River Oaks. Open daily, and you’ll often see regulars here almost daily, the Red Lion Pub offers a wide selection of beers, wine, cocktails and single malt scotch along with traditional English pub food. Besides the bangers and mash, Sheperd’s pie, a delicious beef Wellington, and the always popular fish and chips — $14 for a large half portion on Fridays — you’ll also find authentic Indian dishes. Indian is the Tex-Mex of Britain, and the chicken tikka and lamb vindaloo are quite yummy. There is almost always a soccer match on the multiple TVs, and the place loves to decorate for the holidays, and we do mean decorate.

Another spot serving up mouthwatering crispy fish and chips with malt vinegar is McGonigel’s Mucky Duck (2425 Norfolk St.). If you only think of the Duck as a place to hear great singer songwriters and knock back a few brews, then you’ve never eaten here. You can pop in here for a semi quite lunch Monday through Saturday. Enjoy a brew and check out their pub lunch and dinner menu which, beside the fish and chips, has such iconic items as Scotch eggs, Welsh Rarebit, and steak and mushroom pie. The Duck also specializes in Texas steaks, big burgers, and even a black bean queso.

So basically, pub food is more casual food, be it Texas or British staples, served in a social atmosphere. So, then what do they serve in a gastro pub or lounge? That’s just a fancy term for fancy pub food. Hearsay Gastro Lounges touts basic American food that’s a cut above with high-end ingredients, like Wagyu beef, and exotic spirits. The local chain also decorates in chic antique style fusing historic architectural elements with a modern twist. One of the most popular locations is Hearsay Levy Park (3728 Wakeforest St.), with its walls of glass and huge chandeliers. Grab a craft cocktail and peruse the menu: perhaps a vegetarian watermelon poke tostado, a handmade pizza, or a bistro steak? Excellent cheeseburgers and redfish tacos. And talk about a great patio, there’s an entire urban park outside where you and your canine friends can dine. This Hearsay sits in Upper Kirby’s Levy Park, an award-winning city park featuring activity areas, a dog park, rain garden, Children’s Park, and lush landscaping. There are always family fun activities from sunset bingo to Bollywood dance classes, and an art cart coloring station. Come and let Fido romp in the dog park, then leash him up and settle on the tables outside Hearsay to enjoy a cocktail and a burger and order off the special dog menu so your four-legged friend can relish a Hot Diggity Dog — a Wagyu beef hot dog — or the Salmon en PUPillote — baked salmon filet.

And the newest, opened just the first of May, is Solarium (820 Holman Street). Pub cum sports bar cum entertainment center, this Midtown establishment from Rex Hospitality Group will be packing in the pickle ball fans with its courts.

“Solarium is more than your standard recreational sports facility – it’s a place where sport, social connection and luxury seamlessly come together,” said Nina Quincy, president of Rex Hospitality Group. “We’ve taken a familiar recreational experience and transformed it with high-end hospitality, thoughtful design, and an atmosphere that feels both vibrant and sophisticated.” They describe the menu as elevated pub grub with such classics as a burger, patty melt, and po boys. Come for the pickleball but stay for the alfresco dining.

THE HEIGHTS

The Houston Heights offers a wide variety of character in housing, dining, entertainment and outdoor amenities.  While new construction patio homes pop up on the edges of the Heights, the core areas (Houston Heights, Historic Heights, Woodland Heights, Norhill) have maintained their lot sizes and it is more common to renovate older homes than to tear down and build new. 

In these core areas of the Heights, the land is selling in the $75-100/SF range, depending on the location within the Heights, so for the typical 5,000 SF lot, that would be $350-500,000.  As of 2 May 2025, there are 131 single family homes on the market, ranging $460,000 to $3,049,000 and averaging $1,145,741 ($446/SF) and 114 days on market.  

In the first quarter of 2025, 75 homes sold ranging $350,000 to $2,420,000 and averaging $1,042,220 ($474/SF) and 83 days on market.  Compare that to 1Q2024 when  59 homes sold ranging $290,000 to $3,325,000 and averaging $1,074,398 ($446/SF) and 77 days on market – a 6.3% increase in average sale price per square foot.

RIVER OAKS

With a buy-in price of $1.5 million and previous non-MLS sales in excess of $30 million, this genteel neighborhood is home to many of Houston’s wealthiest families.  Established in the 1920s by Houston’s famous Hogg family and anchored by the exclusive River Oaks Country Club, the River Oaks subdivision of roughly 1,300 homes was primarily built out in the 1920s and 1930s.  Most of these homes were designed and built by renowned architects and builders, and have been preserved over the years by consecutive owners.  Over the past decade, however, many of these older homes have been torn down to make way for new construction selling in the $5-15 million range.

Some of the highest priced homes are not listed in MLS, but according to HARMLS, there were 24 sales of single family homes in the River Oaks Area (including Tall Timbers, Homewood, Royden Oaks, Avalon Place and Glendower Court) in the first quarter of 2024 ranging $1,519,250 to $8,300,000 and averaging $3,152,417 ($578/SF) – $23/SF lower than the same period in 2024.

TANGLEWOOD

Tanglewood is one of Houston’s premier neighborhoods in the Uptown/Galleria area.  Developed in the ‘50s by William Giddings Farrington and designed by renowned architect John F. Staub.  It is known for its large, tree-lined lots and beautiful homes, many of which have been exquisitely renovated or rebuilt over the years. 

Today, Tanglewood attracts affluent residents who appreciate the high standard of living and want to be near the action and shopping meccas of the Galleria and River Oaks Districts. Also, it is a convenient location near major highways and home to the Houston Country Club.  The community maintains its value and reputation with well-preserved homes and top-notch services.

Real estate in the neighborhood consists of single-family homes. Tanglewood Boulevard is a tree-lined boulevard from Chimney Rock to San Felipe. Tanglewood Boulevard is a popular route for joggers, walkers, and bikers and is also used for community events.

WEST UNIVERSITY/SOUTHSIDE PLACE

West University and Southside Place are adjacent neighborhoods, each being separate cities with their own mayors and city councils, police, fire and sanitation departments.  Many homeowners appreciate the desirable location near Rice Village, the Texas Medical Center, the Museum district, Hermann Park, and downtown Houston. The cities maintain their small town feel with many parks, little league fields, and neighborhood restaurants. Original homes dating back to the 1920s and 1930s have been artfully renovated and enlarged by dedicated homeowners, creating a diverse architectural landscape. Many of these original homes were repurposed in the 1980s and 1990s into new homes, some of which have since been reconstructed again. Builders have also drawn inspiration for newer homes from the classic abodes, blending earlier craftsmanship with modern amenities. New contemporary/transitional homes have been recently built with open flowing floor plans and are brimming with natural light and innovative finishes.

The 2025 West University/Southside real estate market is very hot with many homes receiving multiple offers and 58.6% of the homes that closed in 2025 sold for full price or above. The shortage of inventory has driven incredible prices for sellers. The Houston Association of Realtors shows 41 active single family home listings currently in West University and Southside Place at an average list price of $2,041,279. There are 31 home sales currently pending per HAR and 58 homes have closed in 2025 per HAR with an average sales price of $2,098,135.  HAR data for 2024 shows West University and Southside had 195 homes sold with the average sales price of $2,027,523.

“There is nothing wrong with not being able to afford clothing,”  said Sam Lopez, Co-Founder of The Houston Clothing Swap. “There is nothing wrong with wearing second-hand items. There is nothing wrong with repurposing old materials to make new clothing out of. That’s the beauty of sustainability. You make it work. You make it yours. It doesn’t look any one particular way.” 

With the mission of building a community that celebrates conscious consumerism and makes the basic need of clothing accessible for all, Sam Lopez, Raquel Sandate, and Diana Cwick created The Houston Clothing Swap. With a relatively simple concept, they organized this unique non-profit to address a somewhat complex problem. 

“What kickstarted the concept of clothing swaps stemmed from a place of need; the need for clothing during times when we could not afford it, the need for change in the ways that over consumption has contributed to landfills, and to make the basic need for clothing accessible FOR ALL,” stated Lopez.

Conscious consumerism encourages buyers to make shopping decisions based on environmental or ethical decisions. The problem with clothing and “fast fashion” is multifaceted. On the social front, some people may not be able to afford clothes that they need for work or school, making it difficult to obtain what they need. Other people might have unwanted items that sit around, taking up space, while there is need in the greater community. From an environmental standpoint, many people choose to donate unwanted items but don’t realize that their discarded clothing items end up in landfills, which contributes to environmental pollution from chemicals being released into the soil and groundwater and taking up valuable space in the landfills. 

“Raquel planted the seeds early on when she began hosting swaps in 2019 on her own. It was from her that so much of the Houston community even became aware that this sort of free exchange could be possible,” said Lopez. “There was a point in her life where she couldn’t afford to buy clothing. At the same time, she noticed how many people were holding onto items they no longer used. That’s when the idea came to Raquel to create a space where people can come together to exchange items at no cost.” 

Diana watched Raquel’s self-generated clothing swaps and Sam watched documentaries that taught her about the practice of donated clothes clogging landfills. What started as a small movement of a more individual nature evolved into something truly special between the three women. 

Sam started small by buying second-hand clothing first and ultimately attending Raquel’s clothing swaps starting in 2022, and hosting smaller clothing swaps in 10 x 10 tents at markets. They knew that a clothing-swap movement could be brought to a  larger audience in Houston. As the project evolved and expanded, word about their movement has spread and the numbers are truly impressive. The small but mighty trio hosted their first clothing swap in April of 2024 and became an official non-profit, The Houston Clothing Swap, in December of 2024. 

“The Houston Clothing Swap has only had two swaps so far, and each one has outgrown the last,” remarked Lopez. “Our first had 200-300 people, our second had 400-500, and we project that our third in April will have 1,000 plus in attendance.”

The process during a clothing swap makes it easy for shoppers to come in and find what they are looking for. Much like shopping at a thrift store, visitors can browse clothing items on tables and racks, organized by size, and pick out what speaks to them. They can even try the items in a fitting room. Best of all, shoppers can take home the items for free if they fit, or return them to the rack if they don’t. The organization supplies a need—clothes—and keeps unwanted items out of landfills. 

A truly resourceful group, the women do everything from filming events, marketing online, organizing volunteers, gathering donations, planning swap events and getting the word out. Sam is the Chief Director of Content and Media as well as the vendor and volunteer coordinator, Raquel is the Chief Financial Officer as well as the event and sponsor coordinator, and Diana is the Chief Operations Manager as well as the charity and partnership outreach coordinator. 

Much of their success is attributed to content and an audience they’ve built on Instagram in addition to their reputation in a community that is as passionate about sustainability as they are. In addition to future clothing swaps and the anticipation of a growing movement, the trio has exciting plans for the future. 

“Our plans are to expand beyond just The Houston Clothing Swap. That’s why we formed our nonprofit, Conscious Consumer Collective,” added Lopez. “The goal is to pour onto the Houston community, and beyond, by filling in the gaps where there are needs. We can’t say too much just yet, but we have plans to add smaller events throughout the year to help out different age brackets with varying needs.” 

The ingenuity of The Houston Clothing Swap aims to solve multiple problems simultaneously, while providing people with beautiful, fashion-forward items that fill a need and allow people to express their personal creativity. 

“Everyone can walk around in gorgeous vintage, repurposed, and secondhand pieces for centuries and never have to put a penny towards fast fashion,” said Lopez. “We are in such a surplus of clothing, shoes, and accessories globally that nobody ever needs to buy new, never needs to go without, and never needs to consume at the expense of the Earth. Once we start becoming conscious consumers, we can all do our part to save the world.”

According to the Houston Association of Realtors’ (HAR) July 2024 Market Update, single-family home sales across the Greater Houston area rose 1.8 percent year-over-year. The Houston Multiple Listing Service (MLS) recorded sales of 7,635 units compared to 7,501 last July. Months supply of homes expanded from 3.1 to 4.3.

High-end market sales outpaced last July’s figures. The luxury segment ($1 million+), which represents 4.5 percent of all homes on the market, experienced a 14.2 percent increase in sales. That was followed by the segment that consisted of homes priced between $500,000 and $1 million, which rose 9.1 percent year-over-year. Sales of homes priced between $250,000 and $500,000, which makes up more than half of all homes on the market, were statistically flat. All other housing segments continued to see a slowdown in sales. HAR will publish its July 2024 Rental Home Update on Wednesday, August 21.
